We can then give you independent advice in connection with surveys and valuations, mortgages, deposits, life assurance, estate agents and a number of other features about which you need to know.
We will explain to you in outline the steps which will be involved, and manage the transactions from initial stages of obtaining the title deeds and preparing a draft contract on your sale, or dealing with searches on your purchase, to completing the transactions on the date when you move into your new home. We also give notice of the transfer in the case of leasehold properties, apply for the issue of a new share certificate where a management company is involved and generally ensure that all the necessary procedures have been complied with on your behalf.
We can advise you concerning your obligations under any covenants which may affect the property, the buildings insurance, boundary rights and so on.
The Conveyancing Quality Scheme requires practices to undergo a strict assessment, compulsory training, self-reporting, random audits, and annual reviews in order to maintain CQS status. It is open only to members of the Law Society who meet the demanding standards set by the scheme and has the support of the Council of Mortgage Lenders, the Building Societies Association, Legal Ombudsman, and the Association of British Insurers.
